Maintenance Technician

Must have a general knowledge of maintenance. Position requires a high degree of energy and human relations skills. This is a combination work/supervisor job. Must be an excellent communicator and motivator. This position can involve overtime, weekend and holiday work, being on call and possibly living on site. The capacity to perform sustained manual labor, work in inclement weather and work with heights as necessary. Must have phone service and carry a valid Driver’s License with current automobile insurance.

Direct and administer entire maintenance program, including but not limited to supervision of all tasks, preparation and implementation of budgets, long term capital expense plans and preventative maintenance programs. Coordination of all shipments of supplies, payment of invoices, record keeping, preparation of schedules, hiring and supervision of maintenance personnel, and performance of work orders and other jobs as required.

Responsibilities:

• Performs all duties and responsibilities including, carpentry, masonry, painting, exterminating, pool maintenance, and the ability to read building plans and schematics.
• Coordinates daily with Management on overall maintenance programs, projects and expenditures.
• Coordinates with Management on purchasing, contractual projects and programs, problems areas, budgeting, and personnel issues.
• Inspect and clean buildings, grounds, and pool.
• Schedules and controls preventative maintenance programs, work orders and other maintenance procedures.
• Approves invoices, prepares maintenance budgets, and coordinates non-budgeted items with Management.
• Establishes and maintains personnel records on all assigned personnel. Resolves personnel problems, enforces safety practices, sets up training programs to educate individuals in all aspects of building maintenance.
• Recommends salary adjustments, promotions, terminations, and periodic personnel appraisals and reviews to Management.
• Supervises all contractors and obtains competitive bids in conformance with company policy.
• Effectively communicates maintenance policies to owners, contractors and residents.

Pay: From $25.00 per hour
